The waiting lists vary according to the type of accommodation requested and the priority awarded to each applicant. Typically single rooms in shared accommodation have a higher turnover of residents and therefore shorter waiting times. Demand for self-contained accommodation at Coppetts Wood House is much higher and therefore waiting lists are much longer. Typically, for studio and 1 bedroom flats the wait is 6 to 12 months subject to demand and priority awarded. There are limited 2 bedroom flats and therefore the waiting list for this accommodation is much longer.

When signing up you must also bring your passport and Visa documents if applicable to prove you have the Right to Rent in the UK.

For single rooms in shared accommodation, basic bed linen, pillows and towels are provided. For self-contained accommodation you will need to bring these items with you when you move in.
All properties are fully furnished with bed, wardrobe, chest of drawers/ storage chest and study desk. Please note that due to space restrictions and fire regulations we cannot allow you to bring additional items of furniture or replace any furniture in situ. Single occupancy rooms are provided with a single bed. Under no circumstances will double beds be permitted in single rooms.
All properties have white goods including oven/hob, fridge/freezer, washer-dryer (separate laundry facilities in shared accommodation), as well as a kettle, toaster and microwave. Newlon do not provide any crockery, cutlery or cooking pans so you will need to bring these items with you.

If this is not possible then you would need to make your own arrangements by parking on the public highway outside the buildings. Please do not park at any site without contacting us first as you will receive a Penalty Charge Notice and we will not be able to assist in getting it cancelled.

When you leave we will assess the condition of the property including fixtures and fittings against the inventory from when you moved in. Any outstanding rent owed to Newlon, or tenant damage which is not caused by reasonable wear and tear will incur a deduction from the deposit.

We have a dedicated Quality Accommodation officer to carry out simple ‘handyman’ repairs. Any technical repairs such as electrical and plumbing repairs are booked in with our external maintenance contractors. All portable electrical appliances that we provide are PAT Tested annually.

When you are ready to move out you must give 1 calendar months’ written notice advising of the exact date that you are moving out. Failure to provide 1 months’ notice will result in an additional 1 calendar months’ rent being charged. Residents are welcome to move out sooner but will be liable for rent and outgoings covering the 1 months’ notice period. No exceptions will be permitted to this. Residents must ensure that they clean the property and that all personal effects are removed from the accommodation including from shared kitchens. If we have to remove personal items then we will charge the cost of removing them.
